Tim Sanders

Tim holds a Bachelor of Science (BSc) in Building Engineering, having graduated in 1999. With over two decades of dedicated industry experience, he possesses deep construction, contracting and site engineering expertise.

He currently serves as the active Director and Principal Consultant for Trace Surveys Ltd and Corded UK, highly specialised building diagnostics consultancies operating within the United Kingdom market. The firms maintain their established, legally registered corporate base in the Kingston upon Thames area.

Under Tim’s strategic leadership, the company focuses heavily on advanced structural building diagnostics and complex envelope forensics. He oversees specialised technical services including non-destructive water leak detection, sub-surface fluid tracking, high-resolution thermographic surveys and precision building air tightness testing. He also helps commercial and residential clients solve complex moisture issues through advanced condensation risk analysis.

Beyond these core services, Tim has expanded the firm’s operational scope to manage intricate property problems, including envelope water ingress and structural heat loss. He coordinates mobile diagnostic units that serve clients across Greater London and throughout the neighbouring Home Counties. His technical field teams are equipped with cutting-edge tracer gas systems and acoustic correlation tools to map hidden pipe breaches without causing property damage.

Tim frequently collaborates directly with major UK property insurers, loss adjusters and main contractors to validate complex insurance claims. He has also integrated IRATA-trained industrial abseiling teams into the business to safely execute high-elevation facade inspections. Through his dual role as Director and Company Secretary, Tim continues to drive the firm’s growth while upholding strict national building and engineering standards.
